Linear Gap Sealing
Fire walls and floors don't always meet neatly. There are gaps where walls meet the slab above, where floors meet the outside wall and where movement joints let the building flex. If those gaps aren't sealed with a fire-rated product, fire and smoke can slip through them, even when the walls themselves are sound.
ICE Thermal provides linear gap fire seals across the UK. We seal head of wall joints, floor edge gaps, movement joints and wall junctions with tested products that hold back fire while still letting the building move. Every job starts with a free site survey, and every seal is recorded, so you have clear evidence of the work.

Our linear gap sealing treatment process
Step 1 Contact
To book a free, no-obligation site survey, either give us a call on 0203 376 4802 or email us on enquiries@icethermal.co.uk.
A member of our friendly support team will get back to you to talk through your Linear Gap Sealing needs. It helps if you can tell us which joints need sealing (head of wall, floor edge or movement joints), the building type and any fire risk assessment actions. Photos are useful too, if you have them.
Where we can, we'll give you an early idea of cost for your Linear Gap Sealing service. If necessary, our engineers will visit the site to review the current situation, at a time that suits you.
Step 2 Quote
Following all health and safety rules, our engineer will visit your site and carry out a full survey. For your Linear Gap Sealing service, we'll find and measure each joint, record gap widths, depths and lengths, and note the fire rating and expected movement. We'll check any existing seals against tested products.
We'll also carry out a risk assessment, so nothing unexpected comes up once work starts. This covers access, working at height, other trades on site and any hazards we find.
Our team will then recommend the best option for your site and answer any questions. You'll receive a free, detailed quote for your Linear Gap Sealing service, showing a joint schedule, the tested products chosen for each gap size and movement, and the total length to be sealed, along with a likely timeframe for the work.
Step 3 Cleaning
Our fully trained engineers will arrive on time, in uniform and with ID badges, ready to begin the work. Before we start, we'll send you our risk assessments and method statements (RAMS) and agree working areas, times and access with you.
Our trained engineers will install backing materials and fire-rated seals to each joint, following the tested details. Seals are fitted so the joint can still move. Each run is photographed before and after.
The work will be completed in line with the survey and quote, following all health and safety rules. We keep a safe working area for everyone on site at all times, and can work early, late or at weekends to limit disruption.
When we finish, our team will check the completed work with you and make sure you're happy with the job. We promise to leave your site safe, clean and tidy, with all waste removed.
Step 4 After care
Here at ICE Thermal, we go the extra mile to make sure every client is happy.
You'll receive a handover pack for your Linear Gap Sealing service, including the joint schedule, photos, products used, fire ratings and locations. Keep it with your building records, as it's useful for audits, insurers and future work.
Our dedicated customer service team will get in touch with every client after the Linear Gap Sealing service, to make sure all expectations have been met. These records help keep your fire safety information complete and up to date.
You'll also be given the opportunity to write a Trustpilot review.

What is linear gap sealing?
Linear gap sealing is fire stopping for long, narrow gaps between building elements. Unlike a penetration, which is a hole around a pipe or cable, a linear gap runs along a joint. It might be a few millimetres wide or much wider, and it might run for many metres.
Many of these joints are designed to move. Buildings shift with heat, load and settling. A good linear gap seal stays fire-rated even as the joint opens and closes. That's why the product must be tested for the gap width and the amount of movement on your site.
Linear gap sealing services we offer
- Head of wall joints, where walls meet the slab or deck above
- Floor edge and perimeter gaps, where floors meet the outside wall
- Movement and expansion joints in walls and floors
- Junctions between walls, and between walls and columns
- Gaps around door and window frames in fire-rated walls (where in scope)
- Remedial work to replace foam fillers and other untested materials
For holes around pipes, cables and ducts, see our Penetration Sealing service.
What's included
- A free site survey to find, measure and photograph each joint
- A schedule of joints, with widths, lengths and required fire ratings
- Tested products chosen to match the gap size and expected movement
- Fire-rated sealants, sprays, foam strips, mineral wool and backing materials as needed
- Installation to the manufacturer's tested details
- Before and after photos along each joint
- Labels on seals where your records system needs them
- A full record pack when the work is done
Key benefits of linear gap sealing
- Closes hidden fire paths. Stops fire and smoke spreading along joints and edges.
- Allows for movement. Seals stay intact as the building flexes.
- Protects escape routes. Keeps corridors and stairs safer for longer.
- Supports your fire strategy. Keeps compartment walls and floors working as a whole.
- Acoustic and air seals too. Many products also cut noise and draughts.
- Clear evidence. Photos and schedules show every metre that's been sealed.
When you need linear gap sealing
- A new build or fit-out with fire-rated walls and floors
- A fire risk assessment has flagged open joints or head of wall gaps
- Joints have been filled with expanding foam or other untested products
- Partitions have been moved or added during a refit
- Floor edge gaps have been found during a facade or cladding review
- You need a record of fire stopping for a high-rise or high-risk building
Fire stopping contractors for joints and gaps
Linear gaps are easy to miss and easy to get wrong. The seal has to match the joint width, depth and movement, and the product's test must cover the wall or floor type. Our trained teams check all of this before work starts. We work for building owners, housing providers and facilities teams, and as a subcontractor to main contractors, drylining firms and M&E contractors.
Who we help
- Blocks of flats and high-rise residential buildings
- Housing associations and managing agents
- Hospitals, care homes and healthcare estates
- Schools, colleges and universities
- Hotels and student accommodation
- Offices and commercial buildings
- Main contractors and drylining contractors
Compliance and paperwork
We fit tested linear joint seals in line with Approved Document B of the Building Regulations and each product's tested details. RAMS are sent before work starts. On completion, you get a record pack with the joint schedule, photos, products used, ratings and locations. This helps you keep your fire safety records up to date.
