Penetration Sealing
Every pipe, cable and duct that passes through a fire wall or floor leaves a hole. If that hole isn't sealed with a tested fire stopping product, fire and smoke can pass straight through. Unsealed penetrations are one of the most common faults found in fire risk assessments, and they're often hidden above ceilings and inside risers.
ICE Thermal provides fire stopping penetration sealing across the UK. We seal service penetrations through fire-rated walls and floors using tested collars, wraps, batts, sealants and boards. Every job starts with a free site survey, and every seal is recorded and photographed, so you have proof of what's been done.

Our penetration sealing treatment process
Step 1 Contact
To book a free, no-obligation site survey, either give us a call on 0203 376 4802 or email us on enquiries@icethermal.co.uk.
A member of our friendly support team will get back to you to talk through your Penetration Sealing needs. It helps if you can tell us the type of building, where the fire walls and floors are and whether a fire risk assessment has flagged any issues. Photos are useful too, if you have them.
Where we can, we'll give you an early idea of cost for your Penetration Sealing service. If necessary, our engineers will visit the site to review the current situation, at a time that suits you.
Step 2 Quote
Following all health and safety rules, our engineer will visit your site and carry out a full survey. For your Penetration Sealing service, we'll find, log and photograph each penetration, noting the wall or floor type, its fire rating and the services passing through. We'll check existing seals against tested products.
We'll also carry out a risk assessment, so nothing unexpected comes up once work starts. This covers access, working at height, other trades on site and any hazards we find.
Our team will then recommend the best option for your site and answer any questions. You'll receive a free, detailed quote for your Penetration Sealing service, showing a schedule of penetrations, the tested product for each one and the number of seals to be fitted, along with a likely timeframe for the work.
Step 3 Cleaning
Our fully trained engineers will arrive on time, in uniform and with ID badges, ready to begin the work. Before we start, we'll send you our risk assessments and method statements (RAMS) and agree working areas, times and access with you.
Our trained engineers will seal each penetration with the right tested product, fitted to the manufacturer's details. Each seal is photographed before and after, and labelled with a unique ID where required.
The work will be completed in line with the survey and quote, following all health and safety rules. We keep a safe working area for everyone on site at all times, and can work early, late or at weekends to limit disruption.
When we finish, our team will check the completed work with you and make sure you're happy with the job. We promise to leave your site safe, clean and tidy, with all waste removed.
Step 4 After care
Here at ICE Thermal, we go the extra mile to make sure every client is happy.
You'll receive a handover pack for your Penetration Sealing service, including the penetration schedule, before and after photos, products used, ratings and locations. Keep it with your building records, as it's useful for audits, insurers and future work.
Our dedicated customer service team will get in touch with every client after the Penetration Sealing service, to make sure all expectations have been met. If you send us your fire risk assessment actions, we'll show you each one closed out.
You'll also be given the opportunity to write a Trustpilot review.

What is penetration sealing?
Penetration sealing is a type of fire stopping. It's the work of closing the gaps around services where they pass through a fire compartment wall or floor. The aim is to put the wall or floor back to its full fire rating, as if the hole was never there.
Different services need different seals. A plastic pipe melts in a fire, so it needs a collar or wrap that swells and closes the gap. A metal pipe conducts heat, so it may need insulation either side. Cables, ducts and mixed bundles each have their own tested solutions.
Penetration sealing services we offer
- Fire collars and wraps for plastic pipes
- Sealing around metal pipes, including insulated pipes
- Fire batts and coated boards for large openings and mixed services
- Intumescent and fire-rated sealants for small gaps
- Sealing around cables, cable trays and trunking
- Fire stopping around ductwork, alongside our Fire-Rated Duct Insulation
- Fire stopping in risers, plant rooms and ceiling voids
- Remedial work to replace failed or incorrect fire stopping
What's included
- A free site survey to find, log and photograph penetrations
- A clear schedule showing each penetration, its location and the fix needed
- Tested products chosen for the wall or floor type, the service and the rating
- Installation to the manufacturer's tested details
- Before and after photos of every seal
- Unique ID labels on each seal, where required
- Clean-up and removal of all waste

Key benefits of penetration sealing
- Stops fire and smoke spreading. Keeps fires contained to the area they start in.
- Protects escape routes. Gives people more time to get out safely.
- Restores your fire compartments. Walls and floors work the way the fire strategy intended.
- Clears fire risk assessment actions. Fixes the faults your assessor has flagged.
- Clear records. Photos and schedules show what's been done, where and with what.
- Fewer surprises later. Correct seals now avoid costly remedial work on the next inspection.
When you need penetration sealing
- New services have been run through fire walls or floors
- A fire risk assessment has found unsealed or poorly sealed penetrations
- Old fire stopping uses the wrong products, such as expanding foam or loose mineral wool
- You're taking over a building and need to know its fire stopping is sound
- A refit or new tenant fit-out has changed the services
- Your building is high-rise or high-risk and needs full records
Fire stopping contractors you can rely on
Fire stopping is only as good as the person fitting it. Our teams are trained in passive fire protection and follow each product's tested details. We work for building owners, managing agents, housing providers and facilities teams, and as a specialist subcontractor to main contractors and M&E firms.
Who we help
- Blocks of flats and high-rise residential buildings
- Housing associations and managing agents
- Hospitals and care homes
- Schools, colleges and universities
- Hotels and student accommodation
- Offices, retail and public buildings
- Main contractors and M&E contractors
Compliance and paperwork
We fit tested fire stopping products in line with Approved Document B of the Building Regulations and each manufacturer's tested details. RAMS are sent before work starts. On completion, you get a record pack with the survey schedule, photos of each seal, products used, ratings and locations. These records support your fire risk assessment and the building safety information you need to keep.
