Acoustic Insulation for Drainage Pipework

Few things annoy residents more than hearing a neighbour's toilet flush. In flats, hotels and offices, soil stacks and waste pipes run through ceilings, boxing and risers right next to bedrooms and living spaces. Plastic pipes in particular let the rush and gurgle of water travel straight through, day and night.

Our acoustic insulation for drainage pipework treatment process

Step 1 Contact

Step 1 Contact

To book a free, no-obligation site survey, either give us a call on 0203 376 4802 or email us on enquiries@icethermal.co.uk.

A member of our friendly support team will get back to you to talk through your Acoustic Insulation for Drainage Pipework needs. It helps if you can tell us which pipes are noisy, which rooms are affected and whether the pipes are boxed in. Photos are useful too, if you have them.

Where we can, we'll give you an early idea of cost for your Acoustic Insulation for Drainage Pipework service. If necessary, our engineers will visit the site to review the current situation, at a time that suits you.

Step 2 Quote

Step 2 Quote

Following all health and safety rules, our engineer will visit your site and carry out a full survey. For your Acoustic Insulation for Drainage Pipework service, we'll trace the pipe routes, measure pipe sizes and fittings and check the space inside boxing and risers. We'll also note where pipes pass through fire-rated floors.

We'll also carry out a risk assessment, so nothing unexpected comes up once work starts. This covers access, working at height, other trades on site and any hazards we find.

Our team will then recommend the best option for your site and answer any questions. You'll receive a free, detailed quote for your Acoustic Insulation for Drainage Pipework service, showing the lagging system, the pipes to be treated and how fire stopping will be handled at floor crossings, along with a likely timeframe for the work.

Step 3 Cleaning

Step 3 Cleaning

Our fully trained engineers will arrive on time, in uniform and with ID badges, ready to begin the work. Before we start, we'll send you our risk assessments and method statements (RAMS) and agree working areas, times and access with you.

Our engineers will wrap each pipe fully, including bends, branches and junctions, with sealed joints and overlaps. Where lagged pipes pass through fire-rated floors, we'll fit a compatible tested fire seal. Photos are taken before boxing is closed.

The work will be completed in line with the survey and quote, following all health and safety rules. We keep a safe working area for everyone on site at all times, and can work early, late or at weekends to limit disruption.

When we finish, our team will check the completed work with you and make sure you're happy with the job. We promise to leave your site safe, clean and tidy, with all waste removed.

Step 4 After care

Step 4 After care

Here at ICE Thermal, we go the extra mile to make sure every client is happy.

You'll receive a handover pack for your Acoustic Insulation for Drainage Pipework service, including the products used, data sheets and photos of each lagged section. Keep it with your building records, as it's useful for audits, insurers and future work.

Our dedicated customer service team will get in touch with every client after the Acoustic Insulation for Drainage Pipework service, to make sure all expectations have been met. We'll check with you, or your residents, that the noise has dropped as expected.

You'll also be given the opportunity to write a Trustpilot review.

What is acoustic pipe lagging?

Acoustic pipe lagging is a wrap fitted around drainage pipes to stop noise escaping. It usually has two layers. An inner layer of soft foam or fibre absorbs vibration from the pipe. An outer layer of dense, heavy material blocks sound from passing into the room.

The two layers work together. The soft layer stops the pipe from shaking the heavy layer, and the heavy layer stops the sound. Lagging is fitted before boxing and ceilings go up, or retrofitted by opening up access panels.

Drainage pipework we insulate

  • Soil stacks in blocks of flats, hotels and student housing
  • Waste pipes from sinks, showers and baths
  • Internal rainwater pipes and syphonic drainage
  • Horizontal drainage runs in ceiling voids
  • Pipes in shared risers and service ducts
  • Drainage over commercial spaces, such as offices, shops and restaurants
  • Pumped waste and macerator pipework

What's included

  • A free site survey of pipe routes, sizes and the rooms affected
  • An acoustic lagging system chosen for the pipe type and space
  • Full wrapping of straight runs, bends, branches and junctions
  • Sealed joints and overlaps, so no sound can leak through gaps
  • Careful treatment around brackets and floor penetrations
  • Coordination with fire stopping where pipes pass through floors
  • Clean-up and removal of all waste

Where drainage pipes pass through fire-rated floors, the fire seal must be tested with the lagging in place. We can handle both through our Penetration Sealing service.

Key benefits of acoustic pipe lagging

  • Quieter homes and rooms. Residents and guests no longer hear water rushing through walls.
  • Fewer complaints. Solves one of the most common noise issues in multi-storey buildings.
  • Supports Part E. Helps new homes and conversions meet sound insulation rules.
  • Better guest reviews. Hotels avoid the complaints that noisy pipes bring.
  • Slim systems. Fits inside most boxing and risers without major building work.
  • Condensation control. Lagging also helps stop cold rainwater pipes sweating.

When you need acoustic pipe lagging

  • A new build or conversion with soil stacks next to living spaces
  • Residents or guests are complaining about pipe noise
  • An acoustic consultant has specified lagging for drainage
  • Offices are being converted into flats
  • Plastic drainage has replaced older, quieter cast iron pipes
  • Internal rainwater pipes run past bedrooms or meeting rooms

Soil pipe acoustic insulation for developers and contractors

The best time to lag drainage pipes is before the boxing goes on. We work with developers, main contractors and plumbing contractors to fit lagging at the right stage of the build. We can also retrofit lagging in occupied buildings through access panels or by working with your building team to open up boxing.

Who we help

  • Blocks of flats and apartment developments
  • Hotels and serviced apartments
  • Student housing and build-to-rent schemes
  • Care homes and hospitals
  • Offices and mixed-use buildings
  • Office-to-residential conversions
  • Housebuilders, main contractors and plumbing contractors

Compliance and paperwork

We work to your acoustic consultant's specification and support the sound insulation rules in Approved Document E. RAMS are sent before work starts. On completion, you get a handover pack with the products used, data sheets and photos of each lagged section, taken before boxing is closed.
