Condition & Heat Loss Surveys
Most buildings are losing energy through their insulation without anyone knowing. Valves have been left bare after repairs. Pipes have been stripped and never re-lagged. Old insulation is wet, crushed or falling off. Each problem is small on its own, but together they can waste a large share of the heat your boilers make.
ICE Thermal carries out insulation heat loss surveys and condition surveys across the UK. We inspect your pipework, ductwork, valves, tanks and plant, record the condition of every item and work out how much energy is being lost. You get a clear report that shows what needs fixing first and what it will cost.

Our condition & heat loss surveys treatment process
Step 1 Contact
To book a free, no-obligation site survey, either give us a call on 0203 376 4802 or email us on enquiries@icethermal.co.uk.
A member of our friendly support team will get back to you to talk through your Condition & Heat Loss Surveys needs. It helps if you can tell us the size of the site, the systems you'd like surveyed and whether you need figures for energy or carbon reporting. Photos are useful too, if you have them.
Where we can, we'll give you an early idea of cost for your Condition & Heat Loss Surveys service. If necessary, our engineers will visit the site to review the current situation, at a time that suits you.
Step 2 Quote
Following all health and safety rules, our engineer will visit your site and carry out a full survey. For your Condition & Heat Loss Surveys service, we'll agree the survey scope, the plant rooms and routes to be covered, and when systems will be at normal working temperature.
We'll also carry out a risk assessment, so nothing unexpected comes up once work starts. This covers access, working at height, other trades on site and any hazards we find.
Our team will then recommend the best option for your site and answer any questions. You'll receive a free, detailed quote for your Condition & Heat Loss Surveys service, showing the survey scope, what the report will include and a fixed price, along with a likely timeframe for the work.
Step 3 Cleaning
Our fully trained engineers will arrive on time, in uniform and with ID badges, ready to begin the work. Before we start, we'll send you our risk assessments and method statements (RAMS) and agree working areas, times and access with you.
Our engineers will inspect every item in scope, record its condition and take photos. We'll measure the size and temperature of bare or damaged items and use recognised heat loss calculations to work out yearly energy, cost and carbon losses.
The work will be completed in line with the survey and quote, following all health and safety rules. We keep a safe working area for everyone on site at all times, and can work early, late or at weekends to limit disruption.
When we finish, our team will check the completed work with you and make sure you're happy with the job. We promise to leave your site safe, clean and tidy, with all waste removed.
Step 4 After care
Here at ICE Thermal, we go the extra mile to make sure every client is happy.
You'll receive a handover pack for your Condition & Heat Loss Surveys service, including a written report with findings, photos, energy and carbon figures, priorities and a costed repair plan. Keep it with your building records, as it's useful for audits, insurers and future work.
Our dedicated customer service team will get in touch with every client after the Condition & Heat Loss Surveys service, to make sure all expectations have been met. We're happy to talk you through the report and help you plan the next steps.
You'll also be given the opportunity to write a Trustpilot review.

What is an insulation heat loss survey?
An insulation heat loss survey is a detailed inspection of the insulation on your heating, hot water, cooling and process systems. We walk every plant room, riser and service route. We record what's insulated, what isn't and the state of what's there.
For each bare or damaged item, we measure its size and temperature. We then use recognised heat loss calculations to estimate the energy lost each year. This turns a list of faults into a business case, with real figures you can take to your finance team.
What the survey covers
- Pipework on heating, hot water, chilled water and steam systems
- Valves, flanges, pumps and strainers
- Tanks, calorifiers, vessels and heat exchangers
- Ductwork and air handling units
- Cladding and finishes, including water getting in
- Cold insulation and vapour barriers
- Signs of corrosion under insulation
- Trace heated pipework and insulation over it
What's included
- A walk-through of every plant room, riser and route in scope
- Photos of each problem area, marked with its location
- Surface temperature readings, with Thermal Imaging Surveys where useful
- A schedule of bare, damaged and wet insulation
- Estimated yearly energy loss, cost and carbon for each item
- Priorities based on energy, safety and risk to the building
- A costed plan for repairs and new insulation
- A written report you can share with your team
Key benefits of a heat loss survey
- See where the money goes. Find out exactly where heat is being wasted.
- Build a business case. Real figures help you get budget approved.
- Fix the biggest losses first. Priorities help you spend where it counts.
- Spot safety risks. Bare hot surfaces and wet insulation are flagged.
- Support carbon targets. Evidence for net zero plans and energy reporting.
- Plan maintenance. A full picture of your insulation helps you budget for the years ahead.
When you need a condition survey
- Energy bills are high and you want to know why
- You've taken over a building and don't know the state of its plant
- You're planning a refit or budget for next year
- Your organisation has carbon or net zero targets to meet
- Energy audits, such as ESOS, need supporting evidence
- Maintenance work has left insulation damaged or missing
From survey to fix
Our surveys don't end with a report. If you want us to, we can put right everything we find. That includes Insulation Repair & Reinstatement, new Pipework Insulation and Valve Jackets & Covers for bare fittings. There's no pressure to use us for the work, and the report is yours to keep.
Who we help
- Hospitals and NHS estates
- Schools, colleges and universities
- Councils and public sector buildings
- Offices and commercial property owners
- Hotels and leisure centres
- Factories and process sites
- Energy consultants and facilities management companies
Compliance and paperwork
RAMS are sent before we visit. Our report sets out the survey scope, method, findings, photos, energy figures and recommendations. Items that may need specialist checks, such as suspected asbestos insulation, are flagged and not disturbed.
